ask about recent repairs. Check for those hot issues, like mold, fixes --- there shouldn't be any, considering it's a new build (July 2025), and you want the leasing company to be straight up with you. You're going to be living there (if you don't choose some of the other options at the bottom of the page.) The construction company owner continues not to be easy to deal with, as he is making the fixes and is very dismissive. (by experience, past and present) He's been there a few times.
Developers create something then want to sell it off. They hire no-name "construction companies" to do the plan build, and to hardly anyones surprise, there are issues, not much after the tenants move in.
do your due diligence.... Test test test whatever you can think of. see if proper construction practices were used. Check for repairs (there shouldn't be any since this build was done in July 2025), ensure everything looks kosher. The original house was built in the 1950s. There may be issues the construction company either overlooked or did wrong. You're going to spend 2.5-3.0 million for it. BUYER BEWARE.

For general consideration, check these search areas that give you mapping for for three different sites of the general area. They will:
1) have more amenities than just a view of the backyards of adjacent homeowners.
2) not nickle and dime you to death, even though this site may of been a result of a referral from the SDHC (San Diego Housing Commission)

Should you *really want to live here*, consider the following "rental opportunity"
Currently, 5248-5256 Adams has a (2/1, 744sf, 2795), available for rent at 2750/month. (as of late October 2025) It has no amenities to speak of. It is an 8-unit apartment complex. It has two parking spots which used to service the garage. You will compete with 7 other units (20-25 people) for 2 spots parking in a driveway, otherwise, you’ll need to find street parking. You will also pay for water and trash, which increases the monthly payment to 2940/month As you know, street parking only allows 72 hours in one place.. That's a little stressful.
This site suggests your income should be 100,620/year.
There are better options than just blindly going through the San Diego Housing Commission (SDHC). All you need to do is a little legwork.. You don’t have to live in a sardine can.
other single alternatives, just to give you an example of what else *might be available* (at least give you an idea of cost). These are likely not available anymore as I created this page back in October 2025.
Don’t want that, well, you’re in luck. There are better options. These will likely have be more convenient for transit, and will more likely have amenities. It’s a short walk over the .57 miles (one way) away from your door to the nearest transit stop.
