The below pdf are address of current, or finished, ATLAS WEST GROUP, AWG, headed by Daniel Shkolnik. His financier is "FIDELITY PRIVATE FUND" (You'll see that BLUE sign)
I came across Daniel's name under SBMI Group, where the name Trent Hullen showed up. as a result of a property on 49th st in Talmadge, where I was seeing a little backyard get converted to an apartment complex. I thought that to be strange, that someone would do that, and me being the curious person I was, along with my database & legal entity research background went to work to find what I could in public records anything about those entities. I found quite a bit, knowing where to go to find that information.
The reason I am zeroed in on Mr. Shkolnik, is that he then proceeded to buy a property in my neighborhood, which put me into deeper research to see what me and my neighbors were going to be graced with from Mr. Shkolnik. I/We found out that he's not very cooperative, is not your friend ,will do whatever he wants. The architectural plans are a blank slate. A cyclops window getting a full view of your backyard? So what. I'm solving the affordable housing and housing crisis, he says.

Like Eric Rosenzweig, I wanted to try and work with this guy, but he had played games with him and his neighbors on 69th st. Seeing this, I wasn't too keen on "playing nice" because he had smoozed his way around that, playing patronizing games with them on his 5144 & 5160 projects.
We were going to meetup at the property address to see plans and find whatever out. I was going to try and air concerns of myself and the neighborhood. He cancelled me at the last minute, with no communication or another suggested date. He basically stiffed me
I felt my hand was forced.... so my next step was to start blanketing the media about his projects, which had been in the news a few times .... Channel 8 met me at another one of his properties (by this time, I knew 90% of where his projects were, through my research... Signage in front was usually "FIDELITY PRIVATE FUND" in blue, on it. When we finally did meet, I had already gone to the news media showing a big bunch of ugly at 69th st, the first words out his mouth (and I think my eyes rolled into the back of my lower skull) "why did you go to the media, I thought we were going to be friends"
The report from 69th st was from the yard of a 93 year old who was moving, who didn't have the gumption to fight such a morass.
Below are a list of 23 of his projects. (he's got 30 of them now, and has sold a few of them---) 22 are builds, and 1 is a rental. The latest is another one in my neighborhood, and is behind a long together couple, who are in their 80s. Think they want to deal with a 10 unit complex behind them? I've listed the addresses, any associated entities, and LLC's he uses There are probably more, as his site, atlas west group, does not list the addresses....I wonder why....

He's "branching out" into other ventures, and leaving the ADU's and the carnage in the neighborhoods he's affected in the hands of the homeowners he screwed out of their peace and privacy.
At some point, I worry that these will become something much worse than the 80%-110% AMI, if you get my drift.
