The Backyard Ambush: San Diego’s Housing Crisis Exposed
The City calls it "smart growth." Neighbors call it unvetted chaos.
Traditional single-family zoning in San Diego has been systematically dismantled. Under the aggressive Bonus ADU Program, outside developers are quietly buying up neighborhood homes, bypassing public hearings, and squeezing multi-story apartment complexes into backyards—all with zero on-site parking requirements and zero community input.
This platform is a direct response to unchecked developer greed. Built from a live, ground-level archive of over 2,000 photos, we document the real-world infrastructure strain, local parking gridlock, and code infractions that City Hall chooses to look past.
ADU CASE STUDY: Detailed features of any projects I post about on Next-Door/Facebook/reddit, instagram, etc.. Those sites get a short form of the important stuff,, this provides the salutary details.
Photo Gallery: Photo gallery of out of scale ADU projects throughout the City and County of San Diego, the only city that thought that the BONUS ADU PROGRAM, COMPLETE COMMUNITIES, OR "HOMES FOR ALL OF US" were good ideas. All of them are written by developers for developers. ) Each page features a certain zip code. Most of them have actual street addresses. A sampling is down below. Look for picture gallery at the top of the menu. It is divided out by zip code. Most should have addresses associated with them.
MAPPING: A map of out of scale projects throughout the county of San Diego. I go far on my bike.
RESOURCES: : If you need to know what to do next, go here and find right City department to contact, when the project is going, when you need to contact BLUE (Building /Land Use Enforcement)--- note, they are useless during the issued phase of the project. I cite some related permitting sites for cities of San Diego county as well.
GET INVOLVED: different grass roots groups that have popped up as result of our councils and leaders idiocy since 2018.
MY STORY: My own personal experience with an ADU build in my neighborhood, the communications I had with AXCEL Construction (Alex Celis) , The second largest ADU builder, Daniel Shkolnik (ATLAS WEST GROUP) , various TV station appearances.
PICTURES: Want to see some ugly, wind your way over here. They are organized by zip code.
PAMELA: is involved with the adubonus.org website. She posts lots of facts on everything from Christian Spicer to Balboa Parking Fees, though her primary focus is the BONUS ADU PROGRAM and Spicer's ruination of so many neighborhoods.
Why am I here?? I hate politics, and four years ago, I could barely name one council member.
Here you will find just about everything that is wrong with our City..... My main focus is the housing piece, namely the BONUS ADU PROGRAM, ill thought by Kevin Faulconer and Mike Hansen back in the COVID days of 2020., Gary Geiler and Jared Basler teaming up to do a video called "NINJA DENSITY" (https://www.youtube.com/watch?v=-bgO7a31V_E ) [guide is at, https://sites.google.com/view/adu-bonus/home/jared-basler-ninja-density. min 14, 23, and 29.) , conducting these shady back deals that would throw just about every homeowner under the bus, doing all this action before they noticed. This was sponsored by the Casita Coalition
What you see in many zip codes is a result of these two actions,, with the current mayor (Todd Gloria) and the current city council doubling down on a program that has basically destroyed the character of San Diego, under the guise of "affordable housing" All this progam has done is take starter homes off the market, bought by developers who set up multiple LLCs, creating an empire of properties, and converting them all into apartment complexes in the middle of single family homes, which have owners that have been in the same place for 20-50 years.
Starting with Toni Atkins SB9, which was benign, but really benefits her wife, Jennifer La Sar, San Diego officials, planners, then mayor Kevin, put together all these other programs which rewards developers with all sorts of perks so they will create more revenue for the City, while throwing all of their property tax paying homeowners under the bus, devaluing their property by hundreds of thousands of $$$, allowing said developers to stuff an 8 unit complex in the middle of a single family neighborhood. The likes of Sean Elo-Rivera, and Jennifer Campbell thought they were doing a service to the under represented. by following the YJMBY mode of thinking..... stuff as much "housing" (we have a housing crisis, right), in as little space as possible.....stack them deep, build them cheap (more on that one later Just about every single Council Rep is tone deaf to their constituents. All they see is more revenue, as they continue to allow developers a free pass, and endless perks.
I will be adding articles and commentary on other botch jobs that have really stood out with our current mayor... the Balboa Parking fee fiasco,, the closing of the Mission Bay restrooms during tourist season.and our bloated mid-management staff of council members and the current mayor., whose only answer to solving insolvency, is another fee, another tax. What about BUDGET WHAT YOU HAVE? and STOP GIVING THE FARM AWAY TO DEVELOPERS. We have to eat too.
Many more where that came from, then divided into zip codes, so you can see what is gracing your neck of the woods, and the best thing: how unbelievably cheap they are made. Projects that will turn into sawdust before the surrounding houses will.
